How about buying a Dominican-German Hotel?


The new 4 star 40 room hotel, restaurant and commercial center, located on the south caribbean coast of the Dominican Republic is being offered for sale. The project is situated in the Villas del Mar Beach area of Juan Dolio and is directly opposite the main entrance to the Renaissance Capella Beach Ressort (a US$ 50 Million project).

The Colonia Tropical Hotel commenced operations in January 1996 with the following ammenities:

  • 40 hotel rooms contained in a main building and 5 separate villas
  • 150 seating capacity restaurant and bar
  • 6 commercial spaces (all lease 3-5 years)
  • a common area with 2 pools, lounge chair and tables
  • 1.2 acres of developed land and an additional 0.45 acres available for expansion
  • a maintenance service building: housing laundry, water treatment and back-up power generation
  • a 3 bedroom, 2 bath, 1 story beach house suitable for owner or resident manager housing

The project is directly across the street from a paved, public beach access walkway (1 minute walk) and is less than one-half mile from an 18 hole championship golf course and country and country club. Casinos are also within walking distance of the hotel.

 

 

The project exhibits a spanish colonial motif. It sits on 1.7 (6800 m2) acres of prime commercial beach real estate. The facility consists of a 2 story main building, with the first floor containing the 150 person "Las Palmeras" restaurant, 6 leased commercial shopping areas and the hotel reception/office area. The second floor contains 15 rooms. The remaining 25 rooms are housed in 5 separate villas that surround a tropical garden common area. At the rear of the property is a maintenance service building that provides laundry, water treatment and back-up electrical power.

The main building, 5 villas and the maintenance building represent 32.200 sqft (2900 m2) of construction. The hotel and 5 villas offer the following:

  • 8 double-rooms with balcony
  • 21 studios with kitchenette and balcony
  • 8 studios with kitchenette, 2 beds and balcony
  • 3 suites with living room, separate bedroom, kitchenette, hide-a-bed and balcony

All woodwork is solid mahogany and all furniture and construction materials are top-of-the-line quality.

A classy Restaurant on a classy Beach
"Las Palmeras" Restaurant is housed in 3,000 sqft (270 m2) and seats 150 persons for inside and patio dining. It specializes in european and caribbean cuisine and it´s 15 seat bar serves all international cocktails.

Commercial Areas
The main building, first floor, contains 6 commercial areas, totaling 2,400 sqft (215 m2). These units are leased (from 3 to 5 years) and represent a mini-market, boutique, arts & crafts, (2 spaces) ceramic and photo processing. All units are air conditioned and have ready access to walk-by trade as they face the main street front entrance.

Terrace Pool common Area
The main building and 5 villas surround a central terrace pool common area. The terrace surface is natural stone and palm flora is abundant. The pool area contains tables, chairs and lounges for tanning. All the pool equipment (motors, pumps, filters, skimmers etc.) is of U.S. manufacture.

The Land
The 75,000 sqft (6800 m2) of land that the project sits on is considered one of the best commercial locations in Villas del Mar Beach, excluding oceanfront. Equivalent oceanfront is, at a minimum, 2 times the costs of this land. The land is comprised mainly of stone and offers solid stability and support for heavy load construction. The southern-side of the property (the expansion area) fronts 115 ft (35 m) along the ocean side boulevard. A public access, paved walkway entrance to the beach is opposite this frontage. The walking time from land to beach is 1 to 2 minutes.
