The project is located on the north coast, northwest region of the Dominican Republic, Monte Cristi Province, 70 miles (110 km) west of the city of Puerto Plata and 12 miles (20 km) east of the city of Monte Cristi. It is the closest tourist pole to the United States with a flight time from Miami, estimated at 1 hour and 20 minutes. By road it is 1 hour and 45 minutes from Puerto Plata International Airport; 1 hour and 20 minutes from the city of Santiago and 3 hours and 30 minutes from the capital Santo Domingo.

 

The property is made up of four parcels of land with a total of about 1,260 acres (appr. 5.1 mio. square meters) and ranging between 67 acres (270,000 square meters) and 625 acres (2.500,000 square meters).

It includes appr. 2.5 miles (4 km) of beaches of excellent white sand, more than 5/8 mile (1 km) of cliffs with small beaches and 3/4 mile (1.2 km), at the extreme east, of lagoons bordered by sandbars and mangroves with a natural net of deep and wide navigable channels. This area is ideal for a marina and port facility, hotel-club, fishing village, etc.

A 30 miles long corral reefs barrier in front of the coast and running along the entire length of the property, forms a barrier which protects the beaches from the characteristic waves common in winter. This barrier creates a natural pool which makes it excellent for swimming or any other aquatic activity. In the waters in front of Punta Mangle there is an area in which takes place the fishing tournaments for sailfish, marlin, etc. We should also indicate that statistics from specialized publications covering pleasure and sport crafts estimate the annual traffic in front of this coast at 40,000 to 50,000 boats. At this time no adquate facilities exist to service this boat traffic from the Bahamas to Puerto Rico. The area offers 320 days of sun yearly, the meteorological history reports no hurricanes ever in that zone. The property has a wide variety of trees, such as Sea Grapes, different types of palms, Orquids, Tamarind trees and other plants.

Due to its special location close to the National Park of Monte Cristi, it´s beautiful vegetation with thousands of rare plants and being still untouched from mass-tourism the property could be developed for eco-tourism.

The topography of the property is another valuable quality. Inisde its boarders a small mountain range exists, made up of 7 peaks of appr. 367 feet (110 m) each in height, and between these peaks valleys slope down towards the coast. The configuration of the land offers optimum conditions for a residential development, golf courses in short a tourism and real estate mega-project of extraordinary beauty.
